Single family home sales dropped 10.3% year to date, fewer people bought a house on Kauaʻi this year than last. But the median sale price climbed to $1.3M, up 10.6%. Fewer buyers were in the market, and sellers still walked away with more money. That's not what most people expect to hear, and it says a lot about how tight inventory still is for the right home.

Princeville led every neighborhood on the island with 8 single family sales this month, more than double the next closest area. On the condo side, Poipu Kapili and Kalaheo Pali Kai tied for the most activity. By region, Kawaihau (Kapaʻa/Wailua) led single family sales with 12 transactions, followed closely by Koloa with 7.
